Charles J. Toeniskoetter Chairman Chuck's background really began with Bernhard Heinrich Toeniskoetter settling in St. Louis, Missouri, in 1847 from Hoetmar, Germany, via New Orleans. He started and owned a wagon and harness business in St Louis to support settlers going west. The pride of business ownership has stayed with the Toeniskoetter descendants to this day, originally in St. Louis and now in many parts of the country.
Chuck Toeniskoetter, and his family, have carried on that tradition here in Northern California, where Chuck Toeniskoetter's name has been synonymous with the Bay Area commercial real estate development and construction business for forty years. He founded Toeniskoetter & Breeding, Inc., in 1983 with his partner Dan Breeding. His companies have developed and owned more than four million square feet of commercial properties in Silicon Valley and built over $1.5 billion worth of new construction, receiving more than 30 awards for excellence in the process.
Chuck received his Bachelor's Degree in Mechanical Engineering from the University of Notre Dame in 1967 with the support of a Navy ROTC Scholarship. He received his commission as an officer in the United States Marine Corps on June 3, 1967, his Bachelor of Science Degree on June 4, 1967, and was married to his wife Linda on June 6, 1967 (a union still going strong now at 57 years). He served as an officer in the Marine Corps from 1967 to 1971, including a thirteen-month tour in Vietnam in 1968 and 1969. He completed his service as a Captain and Company Commander at Camp Pendleton, California.
Chuck and Linda then moved to Palo Alto, California, from 1971-1973, where he earned his MBA from Stanford University. Following his MBA program, he joined McKinsey & Company, an international consulting firm, in its San Francisco office doing consulting studies all over the United States for major corporations.
Chuck's ultimate goal was to get into the construction and real estate business, a passion he'd had for many years. In 1975 that opportunity presented itself with a deeply rooted company in San Jose, the Carl N. Swenson Company. From 1975 to 1983 he guided the firm's negotiated construction and real estate development business before starting his own company in 1983.
Along with Chuck's business success came a commitment to the communities he worked within. His construction company's expertise in restorations include the iconic 120-year-old St. Joseph's Cathedral, the 110-year-old Santa Clara Historic Courthouse, and Toeniskoetter's own 100-year-old company headquarters in San Jose. Over the years in San Jose, Chuck also participated in board membership for over 40 community organizations, including the San Jose Children's Discovery Museum, the San Jose Convention Center, O'Connor Hospital, Valley Medical Center Foundation, San Jose Conservation Corps, the San Jose Chamber of Commerce, and The Stroke Awareness Foundation (which he founded), to name a few.
In addition, Chuck was a participating member of three publicly traded Boards of Directors: SJW Corporation, (San Jose Water Company, 23 years, 5 years as Chairman) NYSE, Redwood Trust, Inc., (25 years) NYSE, and Heritage Commerce Corporation (10 years) NASDAQ.
Chuck's personal and professional recognitions include the San Francisco Business Times and Silicon Valley Business Journal's Outstanding Director of the Year, the San Jose-Silicon Valley Chamber of Commerce's Distinguished Business Leader, induction into the Junior Achievement Business Hall Of Fame, the Boy Scouts' Distinguished Citizen Award, Toeniskoetter listed as one of the 100 Fastest Growing Companies in Silicon Valley, the Silicon Valley Business Journal's Entrepreneur of the Year, and, in 2023, the Silicon Valley Real Estate Pioneer Developer of the Year. Brad W. Krouskup CEO Brad Krouskup joined Toeniskoetter Development in 1983 after beginning his development career with the Carl N. Swenson Company. As CEO, Brad provides leadership on all real estate acquisitions, development and management. Brad oversees a commercial real estate portfolio of nearly two million square feet and over 40 investment partnerships. Notable projects include 3303 Scott Boulevard in Santa Clara, the Madrone Business Park inMorgan Hill, a master-planned 110 acre business park which boasts 1.5 million square feet of commercial, office and light industrial buildings, the Madrone Village Shopping Center in Morgan Hill, Granite Creek Business Center in Scotts Valley, 450 West Santa Clara Street in San Jose, and 525 Race Street in San Jose.
Brad has served on the Board of Directors of the San Jose/Silicon Valley Chamber of Commerce, The National Association of Industrial and Office Properties and the Children's Discovery Museum. Brad is a graduate of the University of California, Berkeley.
Brad and his wife Dana have lived in Los Gatos for the past thirty years and have two adult children. Erin Toeniskoetter President As President of Toeniskoetter Development, Erin Toeniskoetter leads the Asset and Property Management team, overseeing over 35 properties totaling nearly two million square feet. The team’s portfolio includes properties developed and built by Toeniskoetter as well as new acquisitions and those managed for third-party clients.
A graduate of Cal State Chico, Erin launched her career at Spieker Properties in Southern California before joining Toeniskoetter in 2000. She previously served six years on the Board of Directors of the Humane Society Silicon Valley. Tara Fitzsimmons Property Manager Tara brings a wealth of experience from her successful career at TK Elevator. With her expertise and two decade long experience in securing service accounts and developing strategic customer relationships, Tara now manages a portfolio of class-A commercial properties at Toeniskoetter Development, focusing on tenant relations and high service standards. Her role includes overseeing lease administration, property operations, and capital improvement projects. Tara's professional and personable approach aligns with Toeniskoetter Development's commitment to excellence in property management. Anthony Gaffaney Senior Portfolio Accountant As a Senior Portfolio Accountant, Anthony's responsibilities include the preparation of Cash Flow Reports and other Financial Reports for over 35 properties and approximately 1.5 million square feet of commercial real estate. Anthony joined Toeniskoetter Development in August of 2015 and enjoys the analytical side of accounting and finance. He has more than 15 years of Real Estate Portfolio Management experience in Silicon Valley. He obtained his undergraduate degree in Economics-Business from the University of California, Los Angeles and his MBA in Finance from the University of Michigan. Amy Quach Portfolio Accountant Amy joined Toeniskoetter in April 2008 on a part time basis until February 2011 when she became a full time Portfolio Accountant. Amy's responsibilities include processing payables, receivables, reconciling the property bank accounts and working closely with vendors and property managers. Lisa W. Lemoin Office Manager & Executive Assistant Lisa has been with Toeniskoetter since January 2006 and is responsible for managing the historic corporate office on The Alameda. She provides executive support to the Chairman, CEO and President. She also coordinates the due diligence process required for the purchase and sale of properties and provides additional support to the Property Management team. Guillermo Martin Facilities Superintendent As Facilities Superintendent at Toeniskoetter Development, Guillermo Martin is responsible for properties located in Los Gatos, Campbell and San Jose. He joined the Toeniskoetter team in August 2018. JR Romero Senior Facilities Superintendent JR joined the Toeniskoetter Development, Inc. Property Management Team in 2003 as a Facilities Superintendent. He has since been promoted to Senior Facilities Superintendent. With JR's outgoing personality and his commitment to customer service he always makes sure our tenants are well taken care. His extensive knowledge and experience installing and repairing mechanical and electrical systems and equipment is truly an asset not only to our tenants, but the property management team as well. He maintains multiple sites and/or buildings in Morgan Hill, Milpitas and Santa Clara which require him to be dependable, flexible and able to handle multiple requests efficiently. Gilbert Ruiz Facilities Superintendent Gilbert started with the Toeniskoetter, Inc. team in April 2006. He has 3 years of HVAC Mechanical experience, 1 year of trade school and 2 years working with a HVAC Mechanical company. Prior to joining Toeniskoetter, Inc., Gilbert was working for CH2MHILL at Greater Bay Bancorp for 5 years as a Facilities Technician. He handled services such as HVAC, electrical, plumbing and vendor relationships. Gilbert's training and background will be an asset to the team. Sehar Mansoor Controller Sehar Mansoor is the Controller at Toeniskoetter Development, Inc., bringing over 15 years of comprehensive accounting experience in both residential and commercial real estate. She currently oversees the accounting operations for Toeniskoetter's diverse portfolio, managing a team of 2-3 accounting staff to ensure timely financial reporting and compliance. With a proven background in handling over 100 properties, Sehar excels in budget development, financial variance analysis, and cash management. Her previous role as Controller of Multifamily at Woodmont Real Estate Services involved overseeing an extensive portfolio in the Bay Area, where she led a team of 14 and ensured accurate and efficient financial reporting. Sehar’s extensive expertise includes property and portfolio management, client relations, and process implementation to achieve financial goals. Sehar graduated Magna Cum Laude from the University of San Francisco with a Bachelor of Science in Business Administration, focusing on Accounting.
