A narrow lot near The Plant shopping center in San Jose is currently being transformed into a state-of-the-art storage facility, one of the latest projects from Toeniskoetter Development, Inc.

The 200,000 square-foot site, located at 1833 Little Orchard Street, will include a 3,500 square foot manager’s office and residence, as well as nine metal storage buildings with over 100,000 square feet of storage space.

Toeniskoetter along with their local investors formed a joint venture partnership with the Jury family who had long searched to unlock the value of the vacant parcel that spans between Little Orchard Street and Stone Avenue. Self-storage proved to be a perfect solution for the difficult site and one that could generate a steady stream of revenue for years to come for the venture.

“A self-storage facility was perfect for this property,” says Toeniskoetter Development founder and Chairman Chuck Toeniskoetter. “There will always be a high demand for self-storage in areas of higher-density urban development, and this was an ideal location, sitting between the busy development areas of Downtown San Jose and nearby Communications Hill. We were fortunate to bring in local investors and make this project happen.”

The facility itself is cutting-edge. A high-tech security and camera system will monitor the complex 24/7, complemented by ultramodern lighting, which will also contribute to the complex’s overall energy efficiency. Polished concrete floors and other finishes will ensure the facility’s visual appeal both inside and out.

The architect for the project is The Hagman Group with the manager office and residence interior being designed by DesignLink. Toeniskoetter Construction, Inc., is the general contractor. Completion of Little Orchard Self Storage is estimated for June 2017.
