When property owner Jerry Baker purchased the Heritage Bank Building in Morgan Hill, he didn't need to think twice about who would manage it. He brought in Toeniskoetter Development, just as he had with his previous property in Campbell. Today, the 27,045 square foot building is fully leased, home to nine tenants, and continues to benefit from Toeniskoetter's full-service property management approach.

Jerry first began working with Toeniskoetter Development in 2014, when he acquired his Campbell building. Toeniskoetter managed that property for seven years, guiding it through maintenance, tenant needs, and ultimately the transition to a new investment. When Jerry purchased the Heritage Bank Building on Sutter Boulevard, he once again turned to Toeniskoetter Development—this time for both development and ongoing management.

"Toeniskoetter is my ‘set it and forget it' team. They've taken what could be a constant source of headaches and made it all effortless. Working with Erin and her onsite team has been one of the best business relationships I've ever had. The way they manage the building, handle issues immediately, and keep tenants happy makes owning this property truly turnkey. I would never buy another property without turning to Toeniskoetter Development. What it costs is nothing compared to the peace of mind it gives me."

A big part of that confidence comes from Facilities Superintendent JR Romero, who has been with Toeniskoetter for 22 years and manages several buildings in the South Bay. JR is on-site regularly, checking the grounds, responding to tenant calls, and coordinating vendors. With a background in electronics and facilities maintenance, he approaches each building like it's his own.

"I've worked with some of the tenants in this building for years," JR said. "When something comes up, they know who to call. We don't rely on online forms or ticket systems—they've got my number, and I'm there."
That availability and attention to detail have helped maintain tenant satisfaction and ensure smooth operations across the board. From burned-out lights to plumbing issues to major equipment inspections, JR and the facilities team keep things running without delay.

President Erin Toeniskoetter credits this kind of care with keeping relationships like Jerry's strong.
"We tailor our services to what each owner wants," she said. "For someone like Jerry, who wants to be more hands-off, that means managing everything proactively, staying ahead of problems, and making sure the tenants feel supported at all times."

For property owners considering third-party management, Jerry's experience with Toeniskoetter Development speaks for itself: a strong tenant roster, a well-maintained property, and peace of mind knowing that nothing falls through the cracks.
