Each of them oversees multiple buildings across the Bay Area and is often the first person a tenant calls when something goes wrong or just needs attention. They’re on-site daily, inspecting rooftops, responding to service calls, coordinating vendors, and making sure everything from landscaping to HVAC is working properly.
“I treat every building like it’s my own home,” says JR Romero. “That’s how I build trust with the tenants. They know I’ll answer, and they know I’ll take care of it.”
Unlike companies that route service requests through call centers or ticket systems, Toeniskoetter Development’s superintendents work directly with tenants. That kind of accessibility is rare in the industry—and it makes a lasting impact.
Guillermo Martin, who manages properties like the O’Connor Health Center, says that being on-site every day allows him to form stronger relationships with tenants.
“They see me often, and they know they can call or text me directly,” he said. “It’s a family-oriented company, and that shows in how we treat the people we work with.”
For Gilbert Ruiz, who has been with Toeniskoetter Development for nearly two decades, the work is about consistency and care. “Every day is different,” he says. “But the goal is always the same—make sure the tenant is comfortable and the property is running the way it should.”
